and Refund Policy

We understand certain events may occur that can lead to cancellations even after a tenant has confirmed their arrival dates and payments/or deposits have been made.

We want to promote a fairness approach for both tenant and landlord.

    We understand certain events may occur that can lead to cancellations even after a tenant has confirmed their arrival dates and payments/or deposits have been made.

    We want to promote a fairness approach for both tenant and landlord.

    For the tenant, this means they are able to receive a full refund in the event a cancellation were to occur so long as they cancel within the grace period (1) up to 48 hours after their confirmed booking date

    and (2) prior to 28 days upon arrival.

    Likewise, the landlord also would need adequate time to find another potential tenant to replace the cancellation tenant. We also take into account the opportunity cost of potential tenants that have been foregone during the tenant selection process.

    At Homesgate rentals, we introduce the “Fair Cancel Policy”. It is a policy that takes into consideration both parties in all “fairness”.

    For a tenant to receive a full refund (including all deposits), the tenant must satsify BOTH criteria:

    1.) Cancel within the grace period (up to 48 hours after their confirmed booking date)

    and

    2.) 28 days prior to their arrival date.

    All cancellation requests can be made via email to info@homesgaterentals.com

    The date and time stamp of the email received will be used from the confirmed time of booking date to calculate the allotted grace period.

    Any cancellation request made after the 48 hour booking period will result in the tenant NOT receiving a full refund. 

    No partial refunds will be issued.

    Let’s take a look at a few examples to clarify what the “Fair Cancel policy” means.

    Example 1: Full refund will be issued

    Tenant A confirms their booking at 08:00 EST on January 1st and expected to arrive February 1st 11:00 EST, and decides to cancel their booking. Tenant A submits a cancellation request via email to info@homesgaterentals at 08:00 EST on January 2nd. The Tenant has cancelled within the grace period (less than 48 hours after confirmed booking) and above the 28 day arrival date, a FULL refund will be issued.

    Example 2: Refund will NOT be issued

    Tenant B confirms their booking at 08:00 EST on January 1st and expected to arrive February 1st at 11:00am. Tenant B decides to change their mind about their confirmed booking and decides to cancel on January 4th at 11:00 EST. Because the grace period to cancel has expired (more than the 48 hours after confirmed booking) and less than the 28 day arrival date, NO refund will be issued.

    In addition, any confirmed bookings already less than the 28 day arrival date, will not receive a full refund.

    Example 3: Refund will NOT be issued

    Tenant C confirms booking at 08:00 EST on January 15th and expected to arrive February 1st at 11:00am. Tenant B decides to cancel their confirmed booking and cancels the same day. Although the cancellation request was within the grace period of less than the 48 hours, the confirmed booking date and the arrival date is less than 28 days. Thus, NO refund will be issued to the tenant.

    We ask that ALL tenants be advised to:

    • Please review your calendar prior to confirming your booking
    • understand that the grace period means (up to 48 hours after confirmed booking AND 28 days prior to your arrival date.)
    • Any confirmed bookings less than the 28 days prior to arrival date will not be issued any refund.
    • For international travellers, please check with your airlines and keep updated with all travel requirements and travel restrictions.

    Deposit Disclosure

    All deposits paid by tenants prior to move-in are fully refundable less any amounts to cover things such as lost or misplaced keys. Once a tenancy period has ended, a post inspection will be completed. Any damages to furniture, equipment or cost to replace items (such as bed linens, bath towels) will be settled separately between the tenant and Homesgate Inc.

    Extension of existing accommodations

    All Homesgate members will have the option to extend their stay ONLY IF the person(s) provide written notice no later than 10 nights from the start of their accomodation and/or prior to the last 21 nights to the end of their accommodation.
