At Homesgate Rentals, we have a One Tenant Policy. This means only one person is allowed to reside in each available private room. Tenants will be allowed to have guest/visitors but must follow the Homesgate House Rules and guidelines stipulated in the tenant agreement. This will prevent the household from being over occupied and ensure a safety environment for all other residents.
Once you partner with Homesgate, we immediately get to work. Our team at Homesgate Rentals will list your rental unit on our powerful online web platform for greater reach and exposure. Our tenant placement program will have a list of pre-screened and verified tenants ready to be placed in the suitable rental unit. Once all of your units have been tenanted, Homesgate Management will handle all the tenant issues from then on.

Homesgate focuses on providing accommodations to single individuals in search of a room for rent Toronto while others, prefer renting to a single family. It’s not that a Toronto room for rent is better than renting out the entire home. It’s more that we are providing a service to a subsect of renters within the entire rental market. There are some properties that are better suited for a single family while others, would be well suited for a single individual. No. While we are aware of popular sites that have gained much interest in recent years, we do not offer this type of accommodation. Popular Short term rentals Toronto (STR) sites offer nightly and weekly accommodation, similar to that of a hotel/motel. The three main factors which separates us from the those STR sites is:
(1) Our term is longer in duration. Ideally we prefer to find, accept and finally place tenants in suitable units with an 2-3x turnover per year. This means on average, tenants looking for place with a minimum 3-4 month term. We also welcome and accommodate longer term durations (1 year or more).
(2) Our pre-screening/verification process. We have a careful and detailed process of screening potential tenants to establish credible candidates. Applicants are restricted from reserving accommodations prior to verification and pre-screening. Only after the verification process has been completed, can a candidate request to rent one of our rooms.
(3) We require tenant insurance for all individuals residing in our units. This is a standard practice even among the traditional rental agreements.

We contract out professional cleaners to provide routinely cleaning within the household. We do expect all tenants to maintain a safe and clean living environment.
As residents living in our managed properties, your safety is our first priority. Homesgate makes sure that each rental property has properly functioning smoke and CO alarms. These will be checked and tested on a routinely basis. In addition, an fire extinguisher will be placed in a visible and easy accessible location. Homesgate Rentals ensure that each of its properties has a fully equipped kitchen which includes the most common kitchen appliances. If you have a unique small kitchen appliance that you would like to bring, that is fine with us. Be sure to let us know so that we can make note of the item.
No. We do not allow room sharing of bedrooms. Homesgate Rentals has a one-tenant policy to ensure the household does not become overcrowded. This means only one person is allowed to reside in each private bedroom. We need to limit occupancy per household to ensure maximum safety and comfort. Any person found in breach of our policy will result in early termination of your stay.
Yes. We allow tenants to invite their friends or family members over to visit. Please refer to our Homesgate’s House Rules and Regulations for more information.

Homesgate values each of our tenants and we will do our utmost in providing accommodations for you. In the event you require an extension to your original term duration, please contact Homesgate Rentals | Room for rent Toronto as early as possible. While we provide priority booking for existing Homesgate Tenants, we also provide substitute recommendations to our all new tenants.
Homesgate provides a professional housecleaning service to each of our properties on a bi-weekly basis. We understand that your time is limited and we care about the cleanliness of the home. While we do provide this added service, all tenants are still expected to maintain a safe and clean environment. Please respect other members of the household and do your part in the community.

You can now upload your ID and documents on our platform. If you have any questions and/or concerns, kindly use our internal messaging platform. We will be prompt in replying to you.
Once we have verified your ID and documents, you will receive an email notification from us. You will now have access to reserving your dates on any available room listing. After you have decided, you can now complete the reservation and proceed to our secured payment checkout page.
